This shared accommodation agreement allows the occupier to use the designated space under the terms outlined. It does not confer exclusive possession nor establish a landlord-tenant relationship.
In the event of a breach, the provider is authorized to remove and safeguard the occupier’s belongings if they are not collected within the notice period outlined in the termination clause.
Unclaimed items will be held for a maximum of 7 days after termination. After this period, the provider reserves the right to dispose of belongings with no further liability.
1. Communal Areas:
- The kitchen and hallway are shared spaces and must be kept clean and accessible at all times.
- Bathrooms are assigned to the partition rooms and master bedrooms respectively, as per the apartment’s rules.
- Tenants should adhere to using the designated bathroom.
2. Payments:
- Rent is payable monthly in advance.
- Rent must be paid via bank transfer to the bank details provided above.
- Cash payments are only accepted on the payment date.
- Cash payments made after the payment date will carry a AED20 collection fee.
- A late fee of AED15 per day will apply for any overdue rent unless previously agreed and approved by writing.
- The security deposit is refundable at the end of the stay, subject to deductions for damages, missing items, or breach of agreement.
3. House Rules
- Occupiers must keep their personal areas tidy and clean up after themselves in communal areas (kitchen, bathroom, etc.). Any damage or maintenance issue caused by negligence or misuse will be charged to the occupier(s).
- Smoking inside the property is strictly prohibited.
- Quiet hours are between 11:00 PM and 8:00 AM. During this time, occupiers must avoid loud conversations, phone calls, or playing music.
- Guests are not allowed under any circumstances.
- Behaviour: Sharing is based on mutual respect. Tenants are expected to treat each other with courtesy and consideration. Disrespectful, aggressive, or disruptive behaviour will not be tolerated and will lead to termination of the agreement.
What’s Included:
- All utility bills (electricity, water, internet)
- Regular cleaning services
- Monthly deep cleaning
- Basic maintenance services (excluding issues caused by tenants’ negligence)
4. Termination / Breach
- A minimum of 30 days' written notice is required by the occupier to confirm their intention to move out.
- Failure to provide the required notice will carry a charge of AED1000 for partition rooms and AED500 for bedspaces.
- In case of breach of the agreement, the provider will issue a 7-day termination notice in cases of:
- Non-payment of rent
- Repeated breaches of house rulesm
- Disruptive, disrespectful, or inappropriate behaviour
- Engagement in illegal activities or dishonesty
- Once the notice is issued, there is no possibility to extend your stay.
- Early termination fees will apply to any terminations due to breach. All debts after termination will be passed to debt collection companies.
5. Maintenance, management and cleaning reports
- Maintenance issues must be reported via WhatsApp, including photos or videos when possible.
- Urgent issues (e.g. water leaks, power failures) will be attended to within 24 hours.
- Non-urgent issues (e.g. light fixtures, cabinet repairs) will be addressed within 7–10 working days, subject to the availability of maintenance contractors.
- Occupiers must allow access for necessary repairs during reasonable hours (10:00 AM – 6:00 PM). Prior notice will be given whenever possible.
